Steph Curry’s former Alamo estate illustrates this tier beautifully. Offered in 2026 at $10.5 million, the approximately 9,585-square-foot compound sits on 1.5 acres and includes a pool with an infinity-edge spa, putting green, entertainment pavilion, pool house, sauna, expansive landscaping, and a six-car garage.

At $10 million, you are not simply buying an impressive residence. You are buying privacy, possibility, and an experience that is extraordinarily difficult to reproduce.

Beyond $10 Million: When an Alamo Home Becomes a Legacy Estate

Beyond $10 million, traditional comparisons become even less meaningful.

The clearest recent example is Fieldhaven, which sold for $21.5 million in May 2026—one of the most expensive residential transactions ever recorded in Contra Costa County.

Set across approximately 21 acres, the estate included 22 bedrooms, 10 bathrooms, a treehouse connected by a 75-foot suspension bridge, an aviary, and a barn capable of housing approximately 20 vehicles.

Fieldhaven is not an ordinary comparable. It is a singular property—and that is precisely the point.

At the highest end of Alamo’s market, value comes from owning something that may have no meaningful substitute: extraordinary acreage, deeply established grounds, uncommon privacy, extensive infrastructure, or a property capable of hosting generations of family and friends.

This is luxury measured not only by what a home contains, but by what it allows you to experience.

The Sale That Signaled a Shift in Alamo Luxury

Before Alamo’s landmark 2026 transactions, the energy in the ultra-luxury market began to change in September 2025 with the sale of 80 Lark Place.

Represented by Ria Rossi of Compass, the Westside Alamo estate sold for $7.625 million—$1.125 million, or 17.3%, above its asking price. It was the highest Alamo sale since 2022 at the time and achieved the highest percentage over asking recorded in Alamo’s ultra-luxury segment.

The sale demonstrated what can happen when an exceptional Alamo property is prepared, presented, and positioned to create desire—not simply placed on the market.

It also revealed the depth of demand for homes that offer something buyers cannot easily find elsewhere. The strongest ultra-luxury properties are not necessarily judged by how closely they resemble the home down the street. They are valued for their ability to stand apart.

That momentum continued into 2026, as Fieldhaven and other significant estates brought greater visibility to Alamo’s highest tier.

In Alamo, Your Budget Buys More Than a House

At $3 million, your budget can buy you a beautiful Alamo home with a clear defining advantage—perhaps the location, the remodel, the backyard, or the lifestyle.

At $5 million, it can buy you greater completeness: more privacy, more flexibility, and a home where the architecture, interiors, and grounds work together.

At $10 million, it can buy you true rarity: a private estate, exceptional amenities, and a setting designed to deliver an entire way of life.

The price points are not rigid. An exceptional $3.8 million home may be far more desirable than a compromised property at $4.5 million. A thoughtfully designed estate may command a premium that conventional price-per-square-foot analysis cannot explain.
